Most first listings fail on the same two things: photos that hide the layout, and a description that answers none of the questions a guest is actually asking.
Photograph the whole room, not the corner
Shoot in daylight, from the doorway, wide enough that the guest understands the shape of the space. Then add the details — the desk, the shower, the view. Guests trust listings that show the ordinary parts.
Write the description as an answer sheet

How fast is the internet, measured, in numbers

What is the nearest grocery, café, and transport

What is included in the price and what is billed separately

What are the house rules around guests and noise
Price for the stay length you want
If you would rather have one guest for three months than nine guests for ten nights, make the monthly rate visibly worth it. Long-stay guests compare monthly totals, not nightly rates.

Respond fast in the first week
New listings get their ranking from early performance. Quick replies and a clean first review do more for visibility than anything else you can control.
